The Florida 15-Year Roof Rule
Florida law (Fla. Stat. 627.7011) limits how insurers can treat older roofs. If your roof is under 15 years old, a carrier cannot refuse to write or renew your policy solely because of the roof’s age. Once the roof reaches 15 years, you have the right to have it inspected at your own expense, and if the inspection shows at least 5 years of useful life remaining, age alone still cannot be used against you.
Since July 2024, licensed roofing contractors are authorized to perform these inspections. The same team that knows Florida roofs can produce the report your carrier accepts, photo documentation included. If you received a roof-age letter from your insurer, an inspection may be all you need.
Wind Mitigation and the OIR-B1-1802 Form
Wind mitigation credits are not optional for insurers: Florida law (s. 627.0629) requires carriers to offer premium discounts for documented wind-resistant features. The inspection is reported on the OIR-B1-1802 form, and the revised form effective April 2026 requires photo or document proof for each rated feature, from roof covering and deck attachment to roof-to-wall connections.
